Valuation

The first step to selling is to choose an agent to visit your care home to assess what your business is worth. EAD Care Homes will give you both a marketing price and a price we would expect to achieve. At this stage we would discuss the selling process, our fees and our confidential marketing strategy whilst answering any questions you may have.

Marketing

As soon as we receive your instruction, we prepare your business particulars. EAD Care Homes have an extensive list of potential buyers who have pre-qualified and have signed a non-disclosure agreement due to the confidentiality of the sale. Along with our pre-qualified buyers and our online presence we have been able to build a good amount of interest and organise high viewing levels.

Viewings

Our pre-qualified buyers will be fully aware of the confidentiality of the sale so will be respectful to staff and occupants throughout the viewing. Prior to the viewing EAD Care Homes recommend owners to be fully prepared for any questions regarding the business, this includes having full account details ready to provide.

Receiving An Offer

Any offer made on your property will be communicated in writing along with any particular conditions of the offer. EAD Care Homes will check your buyer’s ability to proceed by exploring both their buying position and their financial situation which will help you in deciding whether or not to accept the offer.

Negotiating and Accepting an Offer

It takes skill and expertise to negotiate an offer through to a sale and onto completion. With our experience and knowledge of the market we can often negotiate a higher sale figure, smooth over any issues that may arise and secure a completion date that suits your requirements.

Instructing a Solicitor

The sale of any business is the culmination of years of hard work. It can be a complex and emotional process, which is why you should always seek professional advice from expert solicitor who specialise in Care Homes. EAD Care Home can help with recommending a suitable solicitor.

Progressing the sale

Once the solicitors have been instructed from both parties, they will progress the sale. The solicitors will have particular questions which will need to be answered and will speed up the sale if all enquiries are satisfied. EAD will be on hand throughout the process.

Complete the Purchase

Completion takes place when the balance of monies is transferred from the buyer’s solicitors to your solicitors who then inform you that the transaction is complete. At this stage your keys can be released to the buyer.
